Site Assessment of Your Dock

The first step is checking the site. One of our experienced managing dock builders will take the time to walk your property and assess every element of your shoreline. Tides, wakes, soil erosion, and weather swells can affect the design. So, we plan site prep carefully. This is the stage where we determine the needs that will ensure your dock lasts. As central Florida’s premier dock builder we pride ourselves on making sure this step is always done right.

We always make sure we are keeping you compliant with any permitting regulations. Construction permits and environmental permits may apply to your project. We are experts at handling your local regulations and will make sure everything is done above board and in a compliant way.

Designing Your Dream Dock

Designing your dock is next! This is the fun part, share your dream, or let us help you dream. If you can dream it, we can do it. Want a kitchen on your dock? How about a firepit? Lights you can control with your phone? A boat lift? Rails or no rails? A ladder going into the water? Is there a seawall or no? Maybe you would like steps going into the water.

Does your dock need to make a turn? How many boats and/or jet skis would you like to accommodate? Are you building a boathouse too? These are all questions your experienced dock builder is going to ask to collect as much information about your project as possible. We have lots of pics from previous work to give you inspiration as well!

What Materials Can I Select?

You’ve got roofing options if you have a covered boathouse. If you’re in salt water you may want galvanized steel pilings. The most common choice is whether you want pressure treated wood or composite decking. We can give you prices for both! Here are some of the pro’s and cons for each.

Pros for Wood Decking

  • Lower cost up front.
  • Feels cooler under the foot in summer.
  • A natural look.
  • Stain the wood the color of your preference.

Cons for Wood Decking

  • It needs more maintenance, like staining and sealing over time.
  • Sometimes warping can happen.
  • Splinters are possible.

Pros for Composite Decking

  • Very low maintenance
  • Resistance to mold, insects, and warping
  • Safer for barefoot walking
  • Unique color options

Cons for Composite Decking

  • Higher up front cost
  • The material can get hot under the foot in summer

Dock Repair in Central Florida

Not every dock needs to be rebuilt — and not every dock should be saved. If your dock has seen better days, we repair docks across Central Florida and we’ll tell you straight which side of that line yours is on.

Common dock repairs we handle:

  • Decking replacement — rotten, warped, or splintering boards, or a full re-deck to upgrade from wood to composite.
  • Piling problems — shifting, rot at the waterline, or storm-loosened pilings.
  • Storm damage — wind and wake damage assessed and repaired after Florida weather does its thing.
  • Rails, ladders, and hardware — loose rails, corroded fasteners, and safety fixes.
  • Boat lift issues — repairs and replacements alongside the dock work.

We’ll walk your dock, assess what’s structural versus cosmetic, and give you an honest on-site quote — repair what’s worth repairing, replace what isn’t.

Dock Building Questions We Hear Most

Straight answers to what folks ask us most about building and repairing docks in Central Florida.

How much does it cost to build a dock in Central Florida?
Plan on $40–$60 per square foot for flat, walkable, easily accessible decking. Complete projects typically run from around $35,000 on deep-water rivers like the Rainbow to $200,000 on coastal builds like Crystal River — the biggest variable is how far your dock must run to reach proper depth for your boat. See real lake-by-lake averages in our 2026 dock cost guide — and rather than guess, our goal is to quote your dock free, on site.
What warranty comes with a JSC dock?
A lifetime labor warranty on everything that’s JSC’s responsibility — if something we built needs attention, we make it right. Boat lifts carry a 3-year manufacturer warranty, and replacing a malfunctioning lift is no problem.
Do I need a permit to build a dock in Florida?
Usually, yes — construction and environmental permits can both apply depending on your waterway. That’s our job, not yours: JSC handles the permitting and makes sure your dock is built compliant from day one.
Wood or composite decking — which is better?
Wood is cheaper up front, stays cooler underfoot, and takes stain — but needs sealing over time and can warp or splinter. Composite costs more up front but resists mold, insects, and warping with very little maintenance. We’ll price your dock both ways so you can decide with real numbers.
Do you repair existing docks?
Yes. Decking replacement, piling problems, storm damage, rails and hardware, and full re-decks from wood to composite. We’ll walk your dock, tell you honestly what’s worth repairing versus replacing, and quote it on site.
What areas do you build docks in?
We’re based in Ocala and our crews work across Central Florida — Orlando to Gainesville, Daytona to Crystal River, and every lake and river in between.
